Say what you have in mind
The Refurb tab opens with a prompt bar. Describe the job in your own words, such as “full refurb, new kitchen and bathroom, rewire, then sell”, and press Start. You can also skip the AI completely and add the work items by hand, which is free on every plan.

Unlock it for 15 credits
You see the cost before anything is spent. Fifteen credits, charged once for that property, covers the interview, the first estimate, up to three full regenerations and the chat edits. Pro includes 50 credits a month and Max includes 200.

The AI tells you what it thinks it is looking at
Before asking you anything, it reads the listing and the floorplan and writes back a plain-English summary: room sizes, layout, likely condition, and what a vague listing description really implies. If it has got something wrong, correct it in a sentence.

Answer the questions
Expect five to ten questions about scope, standard, budget and timescale. Each one offers suggested answers you can tap, so most are a single click. Type your own answer instead whenever the suggestions do not fit. If you have said enough, you can generate the estimate early rather than answering the rest.

Get the estimate and the schedule of works
This usually takes under 90 seconds. You get one set of work items, each with a description, quantity, unit, specification, build phase and budgeted cost. The Estimate view groups them by category with subtotals and a total. The Schedule of Works view groups the very same items by build phase, from strip-out through to snagging. Two views of one set of numbers, so they can never disagree.

Adjust it, then track it
Every field can be edited by hand, for free. “Edit with AI” opens a panel beside the estimate: ask for something like “mid-range kitchen and underfloor heating in the bathroom” and it updates the affected items and tells you what it changed. You get five of these instructions per property per day. As the job runs, record what you actually paid against each item. The refurb budget feeds straight into your deal analysis.
